Insbesondere bei den US-REITs hat sich die Börsenbewertung gravierend vom Net Asset Value getrennt. Aus einem durchschnittlichen Premium von über 10% ist ein Discount zum NAV von fast 50% geworden. Eine solche Divergenz lässt die Aktie günstig erscheinen, doch funktioniert die Arbitrage? Können die Kursunterschiede zwischen Börsenwert und NAV ausgenutzt werden, um Gewinne zu erzielen oder Verluste zu vermeiden? Die Herleitung der Antwort ist davon abhängig, ob temporäre Differenzen, in Form von Premiums oder Discounts, durch eine Korrektur der NAVs oder der Börsenkurse abgebaut werden. In den 1970er Jahren folgten die Niederlande und Australien und zum Jahrtausendwechsel kam die REIT-Welle mit der Einführung unter anderem in Japan, Singapur und Frankreich so richtig ins Rollen. Und nun ist auch das Thema REIT von höchster Aktualität in Deutschland. Gegenstand dieser Arbeit ist es, einen groben Überblick über den REIT-Markt zu geben, die Einführung des REIT in Deutschland zu betrachten, sowie anhand einer Studie von Capozza und Seguin (Focus, Transparency and Value: The REIT Evidence) den Zusammenhang von Fokus/Diversifikation und Marktwert bei REITs herauszuarbeiten.     Nach Ansicht von Marktanalysten entfallen mehr als vier Fünftel des gesamten deutschen Nettoanlagevermögens auf Immobilien, was etwa einer Summe von drei Billionen Euro entspricht. Deutschland ist damit der größte Immobilienmarkt Europas. Trotzdem gab es am deutschen Kapitalmarkt bislang kein Produkt zur indirekten Immobilienanlage, das vor den Augen internationaler Investoren bestanden hat. Dabei könnten laut einer Studie der Initiative Finanzstandort Deutschland (IFD) mit einer neuen alternativen indirekten Kapitalanlageform rund 127 Milliarden Euro bis 2012 an die Börse gelangen. Daher plädierte die IFD in einem eigenen Gesetzesentwurf für die Gründung von Immobilien-Aktiengesellschaften mit börsennotierten Anteilen. Bereits seit 1960 gibt es in den USA solche Real Estate Investment Trusts und mittlerweile auch in 27 weiteren Staaten. Seit 2007 werden auch in Deutschland bestimmte Immobilien anhand einer solchen Aktiengesellschaft am Kapitalmarkt platziert. Frederic Höfer und Jochen Schürmann erklären, wie man auf der Klaviatur dieses Finanzinstrumentes richtig spielt. Deutsche Real Estate Investment Trusts sind von ihrem institutionellen Rahmen einerseits durch den Innovationsgedanken des amerikanischen Vorbilds geprägt, andererseits aber durch die bekannte Struktur einer deutschen Aktiengesellschaft. Auch in Bezug auf die Rechnungslegung bietet die Geschäftsform eine Fülle von Sondervorschriften, die erheblichen Spielraum für Gestaltungsoptionen bieten.
